We listed the property in Atenas as this is the better-known city close to the property, but legally the property belongs to Picagres in Mora (Ciudad Colon). The property is close to the Escuela de Ganaderia en Rio Grande de Atenas. Enel, Italy’s largest power company, built a dam for a water energy project, creating a lake at the property entrance for the residential development we are offering.
ENEL built a road on top of the dam. The dam and bridge were finished in 2016. This allows the community to have beautiful lake views from future homes and condominiums and connects the town of Chucas (also known as “Balsilla”).
Of the 50 hectares (125 acres), the lower part of about 23 hectares is flat enough to build a condominium project of six 6-story buildings, as shown in the photos, and the rest of the property can be used as a protected area with trails. The density of the zoning, as well as the estimated water supply, allow for a maximum of 160 units on this 50-hectare property. More information for a projected development plan is available on request.

More Cheap Development Land of 50 hectares (137 acres) is available almost next to the property at $1.94/m2 due to different topography and can be used for the next phases. For any developer, permitting is a priority, and the owners of this project already have completed some preliminary studies and permits that are available to interested parties, such as:
Potential Environmental Viability Certificate
Preliminary Studies update, including (a) cadastral situation of the properties; (b) land use or zoning regulations (classification, density, coverage); (c) general review of regulations and restrictions from local government; (d) availability of infrastructure services, such as roads, sewer disposal, storm drainage, electrical power, voice/data.
Master Plan update for the lower portion of Property A to reflect the current property situation and adapt such a plan to the current market and developer conditions and requirements.
Potable Water Strategy Definition: after months of negotiations with the Local ASADA and Water Authorities, it has been determined that the Project’s best option for potable water is to obtain a concession to use the water coming out of a spring located in Property B, to be used as the potable water source for the Project, without the additional environmental regulations associated with drilling a well. The setbacks that such a spring is required to have if the water is to be used only for the Project, not for public use- is one hundred (100) meters. This permits the current Project design to be developed. Further, if we guarantee that the higher ground above the spring will be “protected area”, then the indicated setbacks will be set on higher ground, not affecting the current design. According to our environmental Consultant, a concession to use a spring in a property would be permitted in a short amount of time, estimated in less than six (6) months.
