Asking Price: US$150,000
Land: Approx. 7,300 m² / 1.8 Acres
Lagunillas, Central Pacific, Costa Rica
An interesting value-add property in Lagunillas offering approximately 7,300 m² of mostly usable land, a two-bedroom main house with private pool, four unfinished cabins, and access to a river with natural swimming areas.
At US$150,000, this property represents an attractive opportunity for a buyer willing to complete an existing project and create a family compound, Airbnb cabin business, retreat, or small tourism project.
Main House
The existing two-bedroom home features:
Four Additional Cabins
Four separate cabins have already been constructed using Durock and are currently in the grey-stage construction phase, allowing a new owner to finish and personalize them according to the intended use.
Once completed, the cabins could provide independent accommodations for Airbnb rentals, extended family, guests, retreats, or longer-term rentals.
Property Highlights
The approximately 7,300 m² property is predominantly level and includes mature trees that can be incorporated into future landscaping.
A particularly attractive feature is river access with natural swimming areas, adding recreational and tourism appeal.
The property also includes a small pond originally created for tilapia, which could be restored as part of the overall project.
Additional highlights include convenient public-road access toward Lagunillas and Bajamar, with Bajamar Beach approximately 10 minutes away.
The location provides good connectivity to Route 34, Orotina, Jacó, Herradura, Los Sueños Marina & Golf Resort and the Central Pacific beaches, while remaining in a peaceful rural environment away from the busier coastal tourism centers.

Peter’s Take
This is where I see the opportunity.
Much of the basic construction is already in place, while the asking price is only US$150,000. The current owner operates a hardware business and was able to source many of the construction materials at favorable cost.
The seller estimates that an additional investment in the range of US$50,000–US$70,000 could complete the project, depending on the desired finishes, infrastructure requirements and scope of work. A buyer should independently verify completion costs before purchasing.
At this price level, I look at it almost as buying the land and receiving a substantial amount of the existing construction as added value.
For somebody prepared to finish the project, the combination of land, existing improvements, four potential rental cabins, swimming pool and river access makes this a very interesting value-add opportunity on the Central Pacific corridor.
Important: The property is being offered without building plans. Buyers should conduct appropriate legal, municipal, structural and construction due diligence regarding the existing improvements and any future development.
